I posted this thread yesterday but it got wiped out so I will repost it. Might have been deleted by my fat fingers on my Galaxy S4 while moderating
Steps involved:
1) mow low
2) apply grass/weed killer like round up
3) Wait 2 + weeks in this case it was four weeks
4) weed wack or mow and rake as much dead material as possible
5) Use power core aerator like a BlueBird Aerator in three directions
6) Apply water saver coated Scotts Tall Fescue seed
7) Apply Scotts Starter Fertilizer and weed preventer, lime, and soil conditioner.
8) add water and wait 6 or more weeks before first mowing

Looks good. Does it remain green year round?
I sent email to the company that developed the zoysia grass we have asking over seeding it for the winter. So far no reply. Why do companies put contact us email addresses on their site and not monitor that address or not reply?

In NJ all grass turns brown by January, though last year it was so warm that it stayed green for part of February.
It seems that Fescue is supposed to be good for southern climates. It will stay green way longer than Zoysia though if the heat doesn't kill it off

in the southern regions there is a lot of Bermuda grass. this grass goes brown and dormant after a frost. I use a lot of rye grass to overseed during the winter. The rye is very green and lush during winter, but will die out after May, when the warm temps start.

I am not sure how much fescue is used in my area the most popular grass is centipede for the home lawn due to it's low maintenance. We have I think zenith zoysia which is a bladed grass and not the zoysia used in cooler climates. It can be mowed with rotary mower and planted from seed. Wile we were clearing our land we planted I think red fescue on the first part ready and if it lived one summer that was it and it just died out.
Talked with the rep for the company who developed our type of zoysia and he said use rye but not fescue. Bermuda is used here a good bit where subject to wear but it needs to be mowed about ever four days here is my understanding while our zoysia normally ever week if fine unless lots of rain while centipede is once a week to once every two weeks.

In follow up I did use annual rye grass and it did very well. Love cutting grass when it is in the 30's.
But so far this years it has been very rainy. We have had an inch plus almost every week and so far this month are about 11 1/2 inches. Boy is my mower having hard time keeping my zoysia cut! Looks good and have had the most blueberrys every and grapes are also looking good. Learned need to set up watering for the blue berries.kt
