 Type of grass plant

I have an area about 250 x 50 feet that is treed river-front on one side and a steep bank on the other. Obviously the river-front is very sandy and gets little direct sunlight. This property is in central AZ at about 3500 feet and it gets summer highs of about 105, winter lows in the mid-twenties and very little rain fall. Well water is available for watering. I can't really get a mower to it so I'd like a low grass on the river-front area. The steep bank area is more problematic. It has a lot of clay in the soil but all that seems to want to grow is a variety of large weeds. I'd like something to hold the soil and provide some decent looking cover. I've read some very worthwhile comments on this board over the years and thought I'd ask some of you knowledgeable types for some help. Thanks.

There are a couple of type of grass that are runners and do not get too high. In Alabama we get a little more rain and similar temperatures, but a lot more humidity.
I have Centipee in the front lawn, it did well until a year ago when we had a drought and I did not have a way to water. I lost much of the grass that was not in the shade.
During the growing season I have to mow about every two week and this is just to clean up the seed tops. All these things are good except it does not look like normal lawn and is not good for high traffic.
I have planted some Zoysia which is also a runner, but do not know if I like it or not. At one time you could only plant zoysia with plugs but now you can also get seed (see the site below). The description of the grasses is also listed.
(The seeds of these grasses are very fine and difficult to spread with a normal spreader. The normal trick is to mix them with sand to reduce there volume per unit spread.)
There are a number of turf types in the site that are drought resistant but if you do no or can not mow these areas then a runner may be better.
