 How to convert Barn into a Business Barn

Bought some property with a 10 year old 40x80 cold storage pole barn on it and want to be able to use the building for a small business. Building inspector tells me I need a engineering company to inspect in and give him a write up.
Any feed back on this?

Sounds like you can't put the cart before the horse; do as the building inspector says. Otherwise, he could be a thorn in your flesh if you try to go around him.

 How to convert Barn into a Business Barn

Cold storage to a Building Inspector equals lots of condensation, that usually means corrosion and rotted wood.

Even if the Building Inspector didn't want it, I'm sure the Insurance company would.

 How to convert Barn into a Business Barn

Was the building built by a company who uses enginered plans? If so they may be the place to begin.

Also what type of business and what percentage of building will be used may all come into play. It could have a lot ot do with the zoning also.

Thanks for the info........I was built by a local builder and like I said, it is only 10 years old. Wanting to turn it into a small service type marina with a pro shop.

The inspector is correct. Most ag buildings are built with a discount in design forces. Buildings without constant human occupancy have a 13% reduction in design wind forces and seismic forces.

Seismic almost never controls in metal building design. And, most designs are below the full capacity of the materials. I expect your building will be fine, or else require only a few modifications (e.g. knee braces).

If the building was simply erected without any original engineering, you have a gamble. About 85% of contractors know exactly what they are doing and know when to build without an engineer, and they do it right.

The other 15%... well, you might be looking at some strengthening of connections, or other work.

It might be better to construct a new building for your business (closer to road = greater visibility = free advertising).
